Property Description: This auction features 161 +/- taxable acres of premier ranching and hunting land located approximately 8 +/- miles west of Roosevelt, Oklahoma, in Section 8, Township 4 North, Range 18 West, and part of Section 7, Township 4 North, Range 18 West, Kiowa County, Oklahoma. Method & Terms of Sale: The Moore Ranch will be sold on a price-per-acre basis based on taxable acres. This is an absolute auction, meaning the property will sell without reserve. Individual Tract Bidding: Buyers will have the opportunity to bid on individual tracts. Combination Sale Opportunity: After individual tract bidding concludes, the tracts will be recombined, giving buyers a chance to purchase the property as a whole. To secure the property as a whole, the recombined bid must exceed the sum of all individual bids. Buyers' Choice Format: The highest bidder in each round selects their preferred tract (or combination of tracts). Remaining tracts will then be auctioned in the same manner until all tracts are sold. Purchase Terms: Down Payment: A non-refundable deposit of 10% of the purchase price is required immediately following the auction. This will be held in escrow until closing. Closing Date: The balance of the purchase price is due on or before Monday, February 24th, 2025. Title Insurance: The seller will provide title insurance for the full purchase price. Taxes: The seller will pay all 2024 real estate taxes due and payable in 2025 through a credit at closing. 2025 taxes will be prorated to the date of closing. Additional Information: There are no farm or hunting leases for 2025 on the property being sold.
